2. Feasibility Assessment

If a land promotion agreement looks viable, we carry out a detailed planning and development appraisal. This includes early planning checks, identifying site constraints, and assessing the land’s potential to secure planning permission for residential or mixed-use development.

3. Written Agreement

Once the site is confirmed as feasible and both parties are happy to proceed, we prepare a clear, legally binding land promotion agreement — produced at our cost. This ensures full transparency and outlines how we’ll work together to secure planning and maximise value.

4. Planning and Promotion

We lead the entire planning application process, covering technical reports, surveys, public consultations, and negotiations with the Local Planning Authority — all at our own cost and risk. You stay fully informed while we work toward our shared goal of obtaining planning consent.

5. Sale & Profit Share

After planning permission is granted, the land is marketed and sold — typically to a developer. We recover our costs and receive a share of the uplifted value only once the land is sold, in line with the agreement. You retain full ownership throughout and receive the majority share of the proceeds.
